Let's talk about it!
Finally! I mean we have only been waiting seems like FOREVER! I’m pretty sure this was just me being anxious to move to the next step of this process. We signed our purchase agreement December 19, 2017. We had our mortgage meeting on December 22nd to start our loan application and we received our initial loan approval on January 11, 2018. We also completed our deposit on January 15th. From the first time that we meet with our sales representative, there was a lot of emphasis on getting our deposit completed and our loan approval so that we could go on the start list. Kensel Green was set to start building in January 2018. When we signed our purchase agreement there had been nine other lots “sold”. By sold I mean they were somewhere in their process of completing their deposits and getting loan approval. We were SOOOO excited when we got the call that our loan was approved, that meant we were able to start building… except… we didn’t.
When I received the email stating that we were approved, I emailed our SR to see if he needed a copy…(look, I was ready to do whatever was needed to get on that start list!) He told me that he would receive a copy from their corporate office and from there we would be added to the start list. He informed me that he would send me some dates to choose from for the preconstruction meeting once I was added to the list. This was January 15th. A week goes by, and I hadn’t heard anything from the SR, I mean he made it seem like it would be a couple of days before we would be scheduling our meeting. I sent a follow up email just to check-in, no response. No sweat, surely he is just busy and missed my email. A week and a half goes by and still no response to my email, so I decide to send another email on February 1st. He responded stating that they were waiting for the final plat recordation. A plat recordation is basically the map of the community, of the land showing the divisions. The SR stated that this would occur on 2/15, according to management and building would start in March. Also, because there had been 19 homes sold, our community would have 3 project managers instead of one, to help with the builds.
The 15th comes and goes and I hadn’t heard from the SR. SO about the 24th of February I emailed the SR asking for an update. He stated that our start date was now April 2nd, but that it could move up since the county had approved recordation. However, the attorney still needed to sign off on them. The SR stated that they had begun preconstruction meetings and had already completed five meetings. This made me extremely excited! FINALLY, we were going to be starting. In all honesty, we are not on a time schedule or anything, our lease is through the end of the year. But we are just so excited to be getting a house, and we are so blessed that our first house will be a brand new one. We just want to see it so we know it’s real!
So far the process had been ok, nothing specular and nothing just terrible. However, I think communication is one area that they can improve in. I understand that there will be delays throughout this process, and most of the delays right now are due to Davidson Country. However, it would just be nice to receive updates about what is happening without me having to seek them out. Other than me emailing the SR, the last time he reached out to me was to schedule the meeting for the final change order on January 3, 2018. If it weren't for me asking, I wouldn't know what was going on. We were approved and deposits completed as of 01/15/18, and he contacted me on 03/12/18 to schedule our pre-construction meeting. That would have been over 2 months that I would not have heard or known anything about what was happening, and that is just unacceptable. I understand that there is a lot that may be going on, but I also feel as though communicating would put people at ease. I did speak with the SR about my concerns and he acknowledge them and apologized.
